Distinct new buildings at "Am Oktogon"
The Berlin Adlershof technology cluster is booming. mainly modern and “clean“ industries have located here since its foundation: industry sectors that profit from synergy effects established with innovative businesses and academic institutions on site. Currently, a complex of halls and offices consisting of altogether 14 buildings is being developed in a campus-layout to cater for the growing demand for office, laboratory, production, and service spaces. Tenants will move into free-standing buildings that allow for individual identity. What is more, tenants benefit from subsidised rents.
Landlords are currently receiving a state investment grant (Investitionszulage) based on the production costs of new builings, provided the tenant belongs to an industry sector that is entitled to subsidies. Builders of commercial complexes pass on this benefit to their tenants by reducing the rent. The developer of ”Am Oktogon“ ist willing to pass on his benefit to the tenant bey reducing the rent. This could lead, in a period of 5 years, to a rent reduction of up to 50 percent. On a case-by-case basis, tenants may also benefit from substantial subsidies from the Joint Task Framework Plan for the “Advancement of the Regional Economic Structure” (GRW).
Klaus Pahl, in charge of real estate development at “immobilien-experten-ag.“, explains: “As businesses in Adlershof are maintaining a strong growth course, the existing rental space is no longer sufficient. Whoever is looking for spaces to expand, and wants to ensure of the subsidised rent for themselves, should act now.“
The building complex is particularly appealing due to ist flexibility. Detailed planning of every new building will incorporate the consideration of the tenants individual requirements.
The energy efficient construction is a further promising asset using not only highly efficient insulation, but also state-of-the-art photovoltaic modules. The resulting low subsidiary energy costs are yet another argument in favour of locating business “Am Oktogon – Campus for Industry and Technology“.
