The New Housing District “Wohnen am Campus“ - An Urban Residential Concept in the Heart of Adlershof
Over the next years, a mix of more than 1,000 residential units including townhouses, multi-storey apartment buildings and student accommodation will be developed on an area the size of approximately 14 hectares. The area is located between the campus of Humboldt University and the landscape park. Single family houses are not planned for construction.
Call for Tenders
Building areas will be offered and allocated successively in public tenders. Currently, there are no tenders on offer.
The development is to be carried out by building groups and associations, developers, investors as well as residential building cooperatives. However, there will be no property sales to individual builders for the construction of single family houses.Interested persons will find information in German on all current building projects on this website.
Building Legislation
Building legislation for the new district is determined by the land-use plan XV-55a-1. Issued on December 1st, 2011, this plan facilitates the construction of more than 1,000 residential units in the new district.
Campus Atmosphere and Living Quality within the District
The atmosphere of the new residential district will be characterised by its vicinity to the lively campus of Humboldt University and the proximity of Rudower Chaussee with its varied service and supply facilities. Construction will be carried out in response to the height of the adjacent university buildings by opting for four to five-storey houses along Abram-Joffe-Straße. Further inside the district, building density will decrease and only three-storey buildings are planned. New green spaces, bike paths and walkways to the Landscape Park, and traffic-calmed streets will make for the neighbourhood’s high quality of life without affecting the district’s overall urban ambience.
Excellent Public Supplies
A shopping centre, various restaurants, day care facilities for children as well as a health centre can be found on location. Moreover, the shopping streets of the Adlershof and Johannisthal districts are only a few minutes away. These districts are also home to primary schools and all types of secondary schools.
Innovative Energy Concepts
Bearing in mind the surrounding science location of Adlershof, emphasis is placed on implementing innovative energy concepts such as passive houses, geothermal energy, or the intelligent combination of district heating generated from a high proportion of renewable energy and efficient thermal insulation. Using synergies with businesses based in Adlershof e.g., solar energy firms, would be the obvious strategy.
Communal Living
Forms of communal living such as intergenerational housing projects or building activities carried out by joint building ventures and building groups will be encouraged in the new district. Over the past years, experience in Berlin has shown that not only socially motivated construction projects, but also projects with a concern for ecology and urban development can be realised in this way.
