




Infrastructure and surroundings
Today, Adlershof is primarily a place for work and learning, where innovations are developed for the morrow. About 14,000 people find jobs here in over 800 companies, plus 6,800 students and almost 900 employees and scientific staff of Humboldt University. Many of them travel to work by car or suburban trains from the city or the northern suburbs of Berlin. Some of them probably want to live nearer the place where thy work and walk to work or use the bike every morning – this would leave more time to spend with the family or for sport and recreation in the scenic surroundings.
Optimum traffic links
Four suburban railway lines running between the city centre and the South-East of Berlin stop at the rail stations Adlershof and Schöneweide. Destinations in Adlershof can easily be reached by several bus lines and soon also by tram. The tracks of a new link between the Adlershof suburban train station and the “Wohnen am Campus” residential quarter have already been constructed.
Private motorised transport finds excellent links to the inner city and the area outside Berlin via Adlergestell main road and the urban motorway. Schönefeld airport, the future BBI, is a mere 10 minutes away. Noise barriers have been built on the motorway in the Berlin Johannisthal/Adlershof section at a distance of 600 metres and about one kilometre from the new building sites.
Many leisure and recreational opportunities
Tennis courts, skater parks and a number of active gardens – there are many opportunities for leisure and sport activities in the immediate vicinity. Children can play and grown-ups let their soul drift on the outskirts of the nature and landscape conservation area, which is tended by a flock of sheep.
The nearby forest and lake area of the South-East of Berlin is a Mecca for sailors, ramblers and cyclists. For example, you can cycle along a scenic route on Teltow Canal from the new residential areas in Adlershof to the Dahme river in only 20 minutes.
Excellent facilities
A shopping mall and a health centre, child day care centres and restaurants are located directly on site. Besides, the shopping malls in Adlershof and Johannisthal are only a few minutes away. Primary schools and all facilities of higher education are located there as well.





The new quarter “Wohnen am Campus“
Adlershof Projekt GmbH has started the development of a new residential area of about 14 hectares size between the campus of Humboldt University and the landscape park. The new quarter can be the site of up to 700 residential units. The intention is to have a mixture of urban terrace houses, city mansions, point blocks and multi-storey apartment houses. Another intention is to provide apartments to let. A student village is also proposed. There will be no detached houses.
The new “Wohnen am Campus“ quarter is situated directly at the 65-hectare landscape park. The park includes a 26-hectare nature reserve, recreational landscapes and 30 “active pockets” with playgrounds for children, an amateur football field, BMX course and skater park for active and relaxing leisure activities for adults and children alike.

Campus atmosphere and inner qualities
The atmosphere of the new residential quarter is dominated by the near-by lively campus of Humboldt University and of Rudower Chaussee with its varied range of shopping facilities. The height of the buildings is a response to the adjoining university buildings in that three- to five-storey blocks can be built on Abram-Joffe-Strasse. Building will be less dense in the inner area, where only 2- to 3-storey buildings are allowed. New green areas, cycle tracks and footways to the landscape park will be typical of the new quarter which, at the same time, will retain its urban character.

Innovative energy concepts
To do justice to Adlershof as science site, new energy concepts will be in the focus of the designers of the new residential quarter, for example, passive houses, geothermal energy systems and the intelligent combination of district heating with a high proportion of energy from renewable sources and high-grade thermal insulation. Synergies with local firms, such as solar businesses, will be used.
Communal living
The new residential quarter will provide opportunities for communal living, e.g., housing projects involving several generations under one roof or building by ventures and groups. Experience of recent years in Berlin has shown that these are ways of implementing ambitious projects not only under social aspects but also under urban construction and ecological aspects.
Invitations to tender
So far, bids for two public tenders were invited by Adlershof Projekt GmbH for the first two area sections. Other areas for urban terrace houses, city mansions, point blocks and multi-storey apartment house will probably follow before the year ends.

Builders should include groups, ventures, developers, investors and cooperative housing societies. Plot will not be sold to private builders wanting to build detached houses. Interested parties can inform themselves of current projects on this website, links are provided through which you get directly to the offers of the project initiators.
The development plan which is in preparation will probably have reached a state when building rights are granted in the second quarter of 2011. Initial building activities are realistically planned for mid-2011.
Energy-efficient passive houses as starter project
Starting the development of the new quarter, a first reservation agreement has been concluded with the initiators of the building group Adlershof GbR. They plan to build six energy-efficient passive blocks each of twelve residential units. These are five-storey town houses with bright fronts, large windows, balconies, porches and gardens. Apartment sizes vary between 50 and 200 m²; the apartments can be designed to suit individual tastes. Timber as building material and triple glazed windows provide efficient heat and noise protection. Heating costs will be less than one euro per square metre of floor area per year. The project initiators already completed a similar reference development on the area of the former slaughterhouse on Eldenaer Strasse. They are looking for group members for the project in Adlershof.
A second invitation to tender for the new residential quarter went out in August 2010. Investors interested in investing in a building area adjoining the science campus of Humboldt University are invited to submit bids for student homes.
Living on the nature park
360 single family houses have been erected on the “Johannisthal Airfield“. The development of this area has been successfully completed. Because of the enormous demand, the additional residential area “Wohnen am Campus” is in the development stages.
