Smart living concepts take root

“Wohnen am Campus” – a high-quality mixture of rental properties and home ownership – will be practically complete by 2017

Berlin’s reputation as an urban metropolis is more popular than ever before. For this reason alone, every new home is a bonus for the city. Back in 2008/2009, Adlershof Projekt GmbH (AP) saw this need coming and, together with the State of Berlin, planned and drew up building proposals to meet it.

In Berlin Adlershof AP develops the “Wohnen am Campus“ project with three municipal housing companies and three housing cooperatives together with various developers and construction groups. Altogether 1,400 new housing units are being built – 75 percent of which are rented flats. 380 of these units are destined to be student housing, and there is, of course, a kindergarten. The area, situated between the Humboldt University and the Johannisthal nature and landscape park, has already been fully subscribed and is considered a model of “smart housing”, in other words, featuring well-thought-out, long-term, sustainable housing concepts.

“Wohnen am Campus” presents a high-quality mixture of rental properties and home ownership in the form of apartment blocks and houses, and will be practically complete by 2017. The variety of the projects is striking.

The Charlottenburger Baugenossenschaft completed its “Charlotte am Campus” project in 2016, and was able to rent its 121 superbly equipped dwellings immediately.

The “Studentendorf Adlershof”, a student village of 380 units, is already fully let, as are the owner-occupied dwellings of “First Home”. Smart living will soon also be possible in the other projects, which number 16 in total, such as the rentals offered by degewo, Plus Bau and the Wohnungsbaugesellschaft Treptow Nord, the “Powerhouse” energy-plus housing project, and owner-occupied developments by Baywobau and Bonava (formerly NCC). In 2016, the Newtonprojekt construction group laid the foundation stone for its energy-plus houses.

Many factors work in favour of excellent quality of life for residents of the “Wohnen am Campus” area, including the proximity of the nature and landscape park as well as the new “Zum Jupiter” playground and the village green that was created at the heart of the district.

Adlershof continues to see the growth of ever more “smart living”. In the summer of 2016, 153 fully furnished new-build flats with modern fittings for students were completed right on Rudower Chaussee in the new “Medienfenster” clinker building. Naturally, these attractive living spaces also found new, smart residents very quickly.

The area is growing all the time. A new residential area of around 400 units, “Wohnen am Campus II”, is currently under development with a Berlin housing construction company.

The attractive “Straße am Flugplatz” project, currently in the planning stage, will nestle in alongside the existing “Wohnen am Landschaftspark” development. It is expected that a Berlin housing construction company will build 250 dwellings here.

Around 120 housing association units will be created in “VivaCity Adlershof” as part of an interesting, contemporary overall concept.

One thing is for sure: the interaction of the people you come across in the area has already changed. Everyday city scenes show the current progress in residential areas with pedestrians out on the streets, either pushing prams or just out for a stroll. Smart living has brought quality of life to Adlershof.
