Spaces tailor-made for specialists

Real estate company BEOS offers individual utilisation concepts in Adlershof

From refurbished early 20th century brick architecture to newly constructed modern building: Adlershof‘s diversity is reflected in the spaces offered by BEOS AG at Europe‘s largest high-tech and science location.

Evidently, Berlin-based real estate company BEOS AG is feeling at home in Adlershof, and so are their tenants. “We have specialised in developing individual utilisation concepts for our mainly middle-class tenants”, explains Holger Matheis, head of BEOS’ Berlin office. The same applies to commercial properties in Adlershof, he points out. Each space can be tailored to the tenants’ individual needs facilitating customised combined solutions including office, production, service and sales spaces. The aim, Matheis continues, is to supply companies with flexible spaces for their operations – not only at the time of occupation, but with an eye toward the continuous development of both the location and the needs of the businesses already located here.

The most recent member (and the “youngest” in terms of the building’s age) of BEOS’ property trio in Adlershof is the object on Groß-Berliner Damm 149 (GBD 149). While the oldest building managed by BEOS in Adlershof was used as the capital’s first and oldest airport tower as early as 1909, GBD 149 wasn’t built until 100 years later. The total rental space available amounts to no less than 18,400 square metres including 2,600 square metres of office space and 15,800 square metres of hall space. For many reasons, the latter is of particular interest. Project Manager Laura Busse is in charge of the object and explains why: “Via several deliveries, the hall is accessible for all truck classes.“ The spaces, says Busse, are ideal for production and processing industries or workshops reliant on a smooth delivery of materials and a swift distribution of manufactured or repaired goods. “In addition, there is the possibility to divide the hall spaces and combine them with office spaces, should tenants wish to do that”, Busse adds.

The entire building complex features a modern architecture and equipping as well as comfortable interiors. “The administrative building’s luminous rooms allow for flexible and space-saving utilisation”, Busse continues. However, there is more to enjoy for the employees of the businesses located in the complex: The building’s second and third floors feature terraces that provide a pleasant environment for both working and taking breaks. All in all, what more could one ask for?
