WISTA becomes manager of the “House of Games Berlin”
Hub is located on the former NARVA site on Warschauer Straße

From 2026, numerous companies from the national and international games ecosystem will move into their new individual and shared spaces on up to 15,000 square metres on the site around LUX, this central Berlin location at Rotherstraße 8-11, right next to the ‘Warschauer Straße’ S-Bahn and U-Bahn station. The necessary expansion work in the ‘House of Games Berlin’ will soon begin in the historic yet ultra-modern building ensemble. The property is currently under construction.
The site was built on in the early 1900s. It served as the location for the production and administration of Deutsche Glühlicht AG, which later became OSRAM. After the Second World War, the site was home to what was then known as the NARVA combine with more than 5,000 employees. In 1963, a glazed continuous burning laboratory was added to the tower. Between 1993 and 2000, the buildings were modernised and converted into a modern office location. The ‘House of Games Berlin’ is due to open here in 2026.
First tenants already known
Numerous prospective tenants, including the ‘House of Games Berlin’ steering committee, such as Ubisoft Berlin as anchor tenant, the institutions USK (Entertainment Software Self-Regulation Body) and Stiftung Digitale Spielekultur (Digital Games Culture Foundation), which are sponsored and supported by the game association, the operator of the ‘House of Games Berlin’, WISTA Management GmbH, and medianet berlinbrandenburg e.V.—as well as many other players in the games industry—have already announced their interest in the building.
The ‘House of Games Berlin’—a vision for the capital and beyond
The vision of the House of Games Berlin is to establish a creative, vibrant place that reflects the entire games and creative technologies ecosystem. With a collaborative approach that is reflected, for example, in shared spaces such as meeting and workshop rooms, studios for podcast recordings, lounge zones and event areas, new standards will be set through networking and collaboration, which will demonstrate the innovative strength that exists in the capital region. The ‘House of Games Berlin’ is intended to generate national and international appeal and play a key role in developing Berlin into a leading games hotspot.
The aim is to bring together a constantly growing network of national and international games studios, start-ups and indie studios, e-sports players, technology providers and services, agencies, associations and organisations, cultural and research institutions and freelancers under one roof, who will benefit from the numerous network effects.
At the announcement of the location, Berlin's Governing Mayor Kai Wegner and Franziska Giffey, Berlin's Senator for Economic Affairs, explained the outstanding importance of this project for the capital region to the guests. As a symbolic act they simultaneously pressed the ‘Play’ button on an oversized gaming controller to emphasise the relevance of the launch of the ‘House of Games Berlin’.
The ‘House of Games Berlin’ will also be open to the general public through a cultural programme. The exchange of knowledge that takes place on site, the opportunities for cooperation over short distances and access to an existing network should make the ‘House of Games Berlin’ a trend-setting place of work, development and business that promotes synergies and enables innovation.
The project is significantly supported by the Berlin Senate Chancellery with 4.6 million euros as investment funding for the expansion of the property and is also a central project of the current Berlin coalition agreement.
Numerous prospective tenants from the games ecosystem have already registered to rent space in the ‘House of Games Berlin’. Interest is growing steadily.
In addition to WISTA, the steering committee consists of medianet berlinbrandenburg e.V., game – The German Games Industry Association and Ubisoft Berlin.
The House of Games offers a variety of spaces for:

- B2C areas,
- technology service providers,
- culture and scientific research, as well as
- events, conferences and exhibitions regarding the topics games and esports.
When it comes to letting, the operators focus on:
