New office spaces for Berlin: NUBIS at Adlershof Technology Park

At Germany‘s cutting-edge business incubator and technology centre, the science and technology park Adlershof, PROJECT Immobilien real estate developers are building NUBIS, a modern office complex with a total rental space of approximately 17,400 square metres. In the course of three construction phases, three commercial buildings and an underground carpark are being developed on Franz-Ehrlich-Straße. With office spaces up to a total of 8,000 square metres in the first subdevelopment, NUBIS offers flexible rental units that can be subdivided according to individual customers‘ needs.
Situated directly at Adlershof S-Bahn station, NUBIS boasts a prestigious location and excellent traffic connections. The capital’s new BER airport is only about 10 minutes away, and it takes approximately 30 minutes to get to Hauptbahnhof, Berlin’s main railway station. Likewise, the A113 motorway is accessible via Rudower Chausee in only a few minutes.
Moreover, Adlershof technology park offers culinary diversity as well as numerous retail options for daily needs. In addition to the university refectory, cafeterias, canteens and restaurants in the immediate vicinity, a bistro will open on NUBIS’ ground floor. A park-like open space adjoining the property, the so-called “Eichenwäldchen” (oak grove), is an ideal spot for a leisurely lunch break stroll.
NUBIS’ office spaces will be leased free of commission by PROJECT Immobilien Gewerbe AG who are developing and leasing office and commercial properties across Germany’s urban centres. From choosing suitable sites to the sustainable development, leasing and/or sale of commercial properties, the company pursues an integrated approach in its wide range of activities. Depending on the object, their concepts range from small-scale renting of properties from approximately 250 square metres upwards to large-scale single tenant solutions. Already, the company has erected, entirely rented, and sold SPEKTRUM, a modern new building on Volmerstraße 8, containing office spaces of a total of 2,800 square metres. As much as 70 percent of the commercial spaces of the second subconstruction, SPEKTRUM.2, have already been leased. NUBIS is the fifth commercial building developed by PROJECT Immobilien in Berlin.
